Bed & Breakfast Terms & Conditions
The following Terms and Conditions apply to all bookings, we kindly ask that you take a moment to read them prior to completing your Accommodation Booking.
In these Terms and Conditions, the following definitions apply: “Company”, “our” or “we” means Tuppenhurst Barn & Tuppenhurst Farm.
“Booking” means the booking for accommodation, functions and/or any other services or items made with us. “Contract” means the Booking and these Terms, and any other terms and conditions stated to apply to the Booking. “Property” or “estate” means the premises, buildings, grounds located at Tuppenhurst Barn, Tuppenhurst Farm in its entirety. “Terms” means these terms and conditions.

These Terms and Conditions ("Agreement") govern your booking and stay at Tuppenhurst ("Company", "We", "Us", "Our") and apply to all reservations for accommodation made with the Company. By making a reservation, you agree to be bound by these Terms and Conditions.
1. Bookings
All accommodation bookings are subject to these Terms. You are required to read and accept these Terms when making your booking.
2. Payment & Charges
- Full pre-payment for your booking is required 72 hours in advance of your check-in date.
- Payments must be made via bank transfer using the details provided in your "Thank You for Booking” email if booking direct
- The payment is non-refundable. Refunds are at the discretion of the Company.
- Any changes to the booking must be requested in writing, and may incur additional charges or fees.
3. Cancellation Policy & No Shows**
- Cancellation by the Company: If we are forced to cancel your booking, you will receive a full refund. No further liability shall be incurred by the Company.
- Cancellation by the Guest: All bookings are non-refundable, resheduling of the stay date is at the Companys discretion
- Bookings made via Booking.com: Cancellations for bookings made through Booking.com are subject to the cancellation policy listed on their website.
4. Smoking
Smoking is strictly prohibited on the premises. Any guest found smoking anywhere on the property will be asked to leave immediately without refund.
5. Damage to Property
- Tampering with Fire Alarms & Emergency Equipment: Guests must not tamper with fire alarms or emergency equipment. Any tampering will result in immediate removal from the premises, and the guest may be charged for any costs incurred to the Company as a result. In severe cases, the police may be involved.
- Damage to Property: Guests are responsible for any damage caused to property, whether deliberate or through negligence. We reserve the right to charge guests for the cost of repair or replacement of damaged property. If damage is discovered after departure, an invoice will be sent to the registered address.
6. Behaviour
- Inappropriate Behaviour: All guests must treat others with dignity and respect. The Company reserves the right to take action against any guest who behaves inappropriately. This may include asking the guest to leave and, if necessary, involving the police.
- Guest Behaviour: Guests are expected to respect the property and conduct themselves appropriately. Any disruption or inappropriate behaviour may result in removal from the premises without a refund.
7. Non-Resident Guests
Our accommodations are not suitable for parties. Guests are respectfully asked not to invite non-resident guests into the overnight accommodation areas, including the outdoor seating area.
8. Reservations
You and your group must not resell or transfer your reservation, nor advertise, market, or offer any accommodation for sale. The Company will not honor such bookings and accepts no liability for them.
9. Parking
- Free parking is available for guests. Vehicles and their contents are left at the owner’s risk. The Company is not liable for any loss or damage to vehicles or their contents.
10. Problems and Complaints
We aim to ensure your stay is enjoyable. If you encounter any issues or have any complaints, please contact us immediately so we can resolve them. Failure to notify us during your stay may limit our ability to address the issue.
11. Dogs
- Dogs are allowed in all rooms for a charge of £15 per dog, per stay (per room).
- Guests are responsible for any damage caused by their dog during their stay. The Company reserves the right to charge for damages.
- If you have two rooms, a £15 charge applies per room if the dog moves between rooms.
- Dogs must not be left in cars overnight or left unattended in rooms.
- We offer a secure 3-acre dog field, available for booking through our website.
12. Check-In / Check-Out
- Check-in and check-out times, along with any options for early/late check-ins or check-outs, will be outlined in your "Thank You for Booking" email.
13. Working Farm
Tuppenhurst Barn is located on Tuppenhurst Farm, a working farm. For safety reasons, walking through the farm and farmyard is strictly prohibited. Guests found violating this rule may be asked to leave.
14. Miscellaneous
- The Company reserves the right to modify, amend, or update these Terms and Conditions at any time. All changes will be communicated to guests through appropriate means.
